What is the difference between a draftsman/draftsperson, a building designer, and an architect?

A draftsman typically focuses on creating technical drawings and detailed plans. They often work under the supervision of an architect or a building designer and their role is generally limited to drawing up plans that have already been conceptually developed. They might handle minor modifications to existing buildings or draw up plans based on very specific instructions without being involved much in the way of original design.

A building designer occupies a unique niche in the construction and design industries. Building designers provide a comprehensive range of services that cover more than just drafting; they are capable of crafting custom designs tailored to the client's specific needs and lifestyle. They are more qualified than a draftsman, while generally being an accessible option for those who require a blend of technical skill and design flair without the higher fees typically associated with architects.

An architect is a registered professional, equipped to handle larger, more complex projects. They work on a wide range of developments, though generally focus on larger projects that justify their higher costs.

How much will it cost?

Who should I talk to first?

How can I ensure that my renovation project stays within budget?

Clear communication with your designer about your budget from the outset is crucial. If we know what budget you are working with we can help keep you on track, avoid scope creep and keep the project realistic.

As the design progresses builders or quantity surveyors can provide estimates to help provide peace of mind and more accurate costing. It is recommended to also  factor in a contingency for unexpected expenses, especially with renovations as working with existing construction can be more complicated than a new build. 

Do I need to hire other consultants, like engineers, separately?

Depending on the project's scope and complexity, it may be necessary to engage specialist consultants at various stages. We can coordinate with these professionals as part of our comprehensive service to ensure all aspects of your project are covered. We have a network of trusted consultants who we can recommend, or you are more than welcome to source your own.

What if I change my mind about the design after it’s been finalised?

Changes can be made after the design is finalised, but they may incur additional costs and potentially affect the timeline and council approvals.

If you already have an approved DA, a section 4.55 amended DA can be prepared to revise the design.  It's best to discuss any changes as soon as possible.

Can you work with my existing builder or contractor?

Absolutely. We are happy to collaborate with any existing builders or contractors you have already engaged to ensure the design and construction phases are seamless and integrated.

Do I need a DA?

A Development Application (DA) is required for most building projects that involve new constructions, major renovations, or changes to the use of land. However, some projects or those that meet specific criteria might qualify for exempt or complying development, which does not require a DA. What is the difference between a DA and a CDC?

A Development Application (DA) is processed by your local council and involves a detailed review against local and state government planning regulations.

A Complying Development Certificate (CDC), on the other hand, is a faster approval process generally accessed by a private certifier. It is for straightforward projects that meet predetermined standards outlined in the State Environmental Planning Policy.

We can access your site and project vision to determine which route is required for your project.  

How long does the design and approval process take?

The timeframe can vary significantly based on the project's complexity, the type of approval needed, and the local council's processing times. Generally the design and documentation can be done in 6-12 weeks.

The approval of a DA by council can take anywhere from a few months to over a year for extremely complex projects. On the other hand a CDC might be approved in weeks if all conditions are met.

Do you handle all the paperwork and submissions to the council?

Yes, we manage all necessary documentation and submissions for council approvals, including DAs and CDCs, ensuring that your project complies with all relevant regulations and standards.

Depending on the complexity of the project some items may require additional consultants, however to streamline the process and reduce stress we can assist with engaging and coordinating them.

What if my neighbors object to my renovation plans?

If you are proceeding with a DA, your neighbors will have the opportunity to submit objections to the council. Good communication with neighbors about your plans can often alleviate concerns and reduce objections.

If your project does receive objections, the council will consider these as part of their assessment. Often objections are disregarded if the project meets the objectives set out in council’s guidelines.

In rare cases council may require additional information from the designer or homeowners to fully understand if the complaint is valid. If this is the case we can assist in preparing additional information.

What will a designer want to know?

Your designer will need to understand your needs, budget, and preferences in style and functionality. They will also inquire about your lifestyle, the current issues you're facing with your property, and any specific requirements or desires you have for the renovated or new space.
